A seller’s market means there are more buyers than sellers, and a buyer market means there are many homes competing for their attention.
All of this has an effect on value.
But how does one actually determine all of this?
Can we predict the future?
Well, as a licensed Realtor I do not have a crystal ball, but, we can do a bit of guesswork to make the future a little less unclear.
By measuring the saturation level (or the absorption rates) we can see how fast the market is absorbing what comes on the market.
I will show you exactly what I mean when we meet.
We will look at the saturation levels, how many homes are selling each month
and we will look at the average days on the market for homes that are relevant to yours in and around your neighborhood.
This way you can have a good understanding of the market and will start to gain more clarity when it comes time to make important decisions.
