Many agents focus on sharing their marketing plan, and how great they are, and how they are the best agent to get the job done.
And while that is all well and good, I have found that sellers really benefit on knowing what to expect out of the process.
As far as preparing your home, consider it like you are going to host a family wedding and you want to make the absolute best impression that you can with all of the guests.
I’m happy to go through it room by room if we have not already done so.
More importantly though, is your mental preparation.
The best thing you can do is arm yourself with information.
Knowing if we are in a buyers market or a sellers market is a start, but it barely scratches the surface.
Understanding the saturation rates, the supply and demand around your home, the percentage of list price to sale price will help you understand what to expect.
The second best thing you can do is remove yourself from the equation.
When showings occur it is human nature to open up your home, put on a friendly smile and welcome the guests.
This is a bad idea… Staying disconnected from the buyers will net you more money and will help you negotiate better terms.
Of course there are instances when you just cannot leave, and I get that…
