Once we find a home and have ratified a contract, here is a quick breakdown of how we will move forward toward the closing.

First, we will hire an inspector. I have several I work with, but you can of course choose whoever you want.

I will also get the ratified contract to a lender as soon as possible. This way they can start their work.

Whatever they ask of you, make sure to jump on it quickly so we don’t have any delays in closing.

Once we have the inspection completed, the bank will get the appraisal done.

Make sure they understand you want to wait until after the inspection, so you are not spending money on the appraisal until you are ready.

I will be getting all of the information to the closing agent, so they can work on the legal aspects.

You will also want to make sure and get homeowners insurance, as that is a critical step before the closing can occur.

Of course other things occur along the way, but that is the general roadmap.
